Land Clearing Cost in Callahan, FL
What does land clearing cost around Callahan, Hilliard, Bryceville and western Yulee? Published figures run from a few hundred dollars an acre for light growth to several thousand for dense woods, and on this land the acreage is rarely what decides it. Palmetto density, wet ground, gopher tortoise work, what happens to the debris and whether the stumps come out matter more. Here are the published figures with their sources and dates, what pushes a job up or down here, and how to compare quotes.
Published price ranges
These are published figures from the national guides named, with the month and year each page showed when it was checked in October 2026. One is a Florida statewide average. None is a local price or a quote for your land.
| Job | Published range | Source |
|---|---|---|
| Average clearing project, national | $3,778; most pay $1,396 to $6,174 | Angi, Sept. 2026 |
| Average clearing project, Florida | $3,890 | Angi state table, Sept. 2026 |
| Clearing, per acre | $500 to $5,600 | Angi, Sept. 2026 |
| One acre, lightly forested | $500 to $2,000 | Angi, Sept. 2026 |
| One acre, densely forested | $3,600 to $5,600 | Angi, Sept. 2026 |
| Quarter acre, lightly wooded / heavily forested | $125 to $500 / $750 to $1,400 | HomeAdvisor, June 2026 |
| Land clearing pros, per hour | $110 to $250 | Angi, Sept. 2026 |
| Forestry mulching, per acre | $400 to $1,500 (national average $500) | HomeAdvisor, June 2026 |
| Forestry mulching, per acre | $1,000 to $2,500, or $150 to $300 an hour | Angi, May 2026 |
| Forestry mulching, per hour by growth | $125 to $200 underbrush and small trees; $200 to $400 heavy, dense brush | HomeAdvisor, June 2026 |
| Stump grinding | $250 average; $2 to $5 per inch of diameter; $100 to $150 minimum | HomeAdvisor, June 2026 |
The two mulching guides disagree by a wide margin, which tells you how much the land itself matters. Overgrown palmetto and gallberry is dense brush, so don't read the low end of any national range as typical here.
Fees from the town, county and state
- State construction permit for disturbing an acre or more: $250 for 1 to 5 acres, $400 for 5 acres or more (FDEP).
- Town of Callahan tree permit: no fee if you get it before removal. After the fact, $500 per tree, plus $250 a day if it isn't applied for within 30 days.
- Town of Hilliard: a tree mitigation fee of $100 per inch of diameter for trees removed and not replaced, and a $1,000 cash deposit to cut trees in a town right-of-way. Pines are exempt from the town tree permit; ask Town Hall, (904) 845-3555, how the fee applies to your trees.
What pushes a job up or down here
- Palmetto and gallberry density. Waist-high regrowth goes quickly. A head-high stand that hasn't been burned or mowed in years takes far more machine time.
- Pines. Young pines mulch easily. Bigger timber may be worth selling first, and on larger tracts that can offset some of the cost.
- Wet ground. With the water table close to the surface for part of the year, wet months mean slow work, weather days and sometimes mats. See wet lots and cypress domes.
- Debris. Mulching leaves nothing to handle. Burning needs a Florida Forest Service authorization and a 300-foot setback from other people's occupied buildings. Hauling adds trucking and dump fees.
- Stumps and old planting beds. Leaving stumps cut low costs least; grinding costs more; digging out and leveling bedded rows costs the most.
- Gopher tortoises and wetlands. On development jobs, a burrow survey, relocation by an authorized agent, or a wetland consultant adds cost and time before clearing starts.
- Access. A roadside ditch to cross, soft sand lanes or a tight gate affect whether a trailer can get the machine close.
- Acreage and minimums. The trip out costs about the same for one acre as for ten, so small jobs cost more per acre.
Three ways a job gets priced
You'll see clearing quotes written by the acre, by the day and by the hour. A per-acre number makes comparison simple, but it rests on how thick each contractor judged your palmetto to be. With a day rate for machine and operator, you carry the risk: if the stand is denser or the sand softer than expected, you pay for another day. Hourly billing fits small or uncertain jobs and is the hardest to budget for. However a quote is written, ask for the expected machine time and an itemized list of what's included, so you can line quotes up side by side.
What a written quote should spell out
- The area, marked on a map or flagged, and what's left out: keeper trees, wetland buffers, the drainfield site, tortoise burrows.
- The method: mulching, mowing or chopping, cutting and grubbing, or a mix, and where each applies.
- Stumps: left low, ground below grade (how deep), or dug out.
- Debris: mulched, burned (who gets the authorization), or hauled.
- Who arranges any tortoise survey, who files any permit, and who calls Sunshine 811.
- Expected days, the rate for extra time, and how rain days are handled.
- The payment schedule and deposit. More on hiring.
Keeping the bill down
- Dig stumps only where you have to. Mulch most of the acreage and save excavation for the house, drive and septic area. See clearing a house site.
- Time it for drier ground rather than paying for ruts and weather days.
- Clear cutover early, before the palmetto rebuilds. See clearing after logging.
- Get the town tree permit first if you're inside Callahan or Hilliard. Callahan's after-the-fact permit is $500 per tree, and Hilliard can charge $100 per inch for trees removed and not replaced.
- Keep up with regrowth. Mowing sprouts on a regular schedule costs far less than clearing a stand that's been let go.
Cost questions
How much does it cost to clear an acre around Callahan?
The national guides above put it at $500 to $2,000 for lightly forested land and $3,600 to $5,600 for dense woods. Thick palmetto, wet ground and stump removal push it up. For your own acre, you need a contractor's written figure after a site visit.
Will a small job cost more per acre?
Often. Hauling a machine out to Bryceville or Hilliard takes the same trailer trip whether it runs for two hours or two days, so expect a minimum or a mobilization charge on small jobs.
Does Angi's Florida average of $3,890 apply to my job?
Only as a rough reference. It's Angi's average total cost for a clearing project in Florida, not a per-acre price and not a Nassau County figure.
Why are two quotes so far apart?
They usually describe different jobs. One grubs stumps and hauls the debris; the other mulches and leaves the stumps low. Compare them line by line.
